Big Changes for Private Renters from May 2026 – What Tenants Need to Know

Major reforms to England’s private rented sector are coming into force on 1 May 2026, bringing new rights and protections for most tenants. The changes are introduced by the Renters’ Rights Act 2025 and apply automatically by law – even if your tenancy agreement is not updated.

Goodbye fixed-term tenancies

From 1 May 2026, private rented homes will no longer be let on fixed-term contracts. All assured and Assured Shorthold Tenancies (ASTs) will become rolling (periodic) tenancies, usually running month to month. Any end date in your current agreement will no longer apply. These changes will be automatic without ending your current tenancy or requiring you to sign a new contract. Your tenancy will continue until you choose to leave, you and your landlord agree to end it, or the landlord has a valid legal reason to seek possession.

Stronger protections against evictions

So‑called “no‑fault” evictions are ending. From 1 May 2026, it will be illegal for landlords to use a Section 21 notice to evict tenants. Instead, landlords must rely on specific legal grounds for possession, such as serious rent arrears, antisocial behaviour or property damage. Some grounds – including wanting to sell the property or move a family member in – cannot be used in the first 12 months of a tenancy.

All evictions will require a Section 8 notice, the correct notice period and, if you do not leave, approval from a court. Landlords must prove their case, and tenants can challenge evictions they believe are unfair.

Changes to rent increases

After 1 May 2026, rent review clauses can no longer be used. Landlords will have to follow a formal legal process to increase rent. Increases will be limited to once per year, must come with at least two months’ written notice, and must not exceed market rent. Tenants will have the right to challenge higher rents at the First-tier Tribunal.

More flexibility and new pet rights

Tenants will be able to end their tenancy at any time by giving at least two months’ written notice, timed to end on or just before a rent day. Shorter notice periods can be agreed in writing. From 1 May 2026, tenants will also gain the right to request a pet, and landlords will not be able to refuse unreasonably.

Support and advice

If you need help or believe your rights are not being respected, free advice is available from Shelter and the Housing Loss Prevention Advice Service. Coventry tenants can also contact the City Council’s Housing Enforcement Team or HMO Team to report disrepair, unlicensed HMOs or other concerns.

Coventry City Council are developing a long-term vision and plan and aiming to produce a 5-year Carers Strategy, delivered by a multi-agency steering group.

The strategy will support to:

  • Embed the voices of Coventry residents into a long-term vision for carers
  • Inform and develop our commissioned services during the duration of their contract cycle
  • Continue the momentum of system led improvement for carers
  • Evaluate project support from Accelerated Reform Fund projects and embed learning
  • Strengthen council wide and partner approaches to Young Carers

We are asking for the views of current carers, former carers, and those who may care in the future.

    Coventry's City Nature Challenge

City Nature Challenge is an annual event which aims to get people out and into their local open and green spaces.

Taking place from 26 – 29 April, the challenge is a friendly competition between 100s of cities, regions and countries to see who can get the most people making recordings and observations of species.

Coventry is taking part in the challenge for the fourth year with the hopes of encouraging more residents to take part, get active and record species across the city.

The more people who participate, the more records will be gathered which will create a map of different plant and animal species across Coventry.

The challenge will allow organisations including Warwickshire Wildlife Trust and Canal & Rivers Trust to better understand the biodiversity in our city and region.

The City Nature Challenge is not only about getting out into local green spaces – it’s also good for physical and mental wellbeing and it encourages people to take notice of the wildlife on their doorstep.

The first Challenge event is taking place on 27 April(External link). Stay up to date on Coventry City Council’s social media channels where more free in person and online activities will be published soon. Events will be helped in a range of parks and open spaces including Lake View Park, Charterhouse, Egdwick Park, Wyken Slough and Coundon Wedge.

Check out where people found species across Coventry in 2023 online.

    Budget Consultation 2024/25

We want to give everyone the opportunity to tell us what you think about our spending proposals for 2024/25

Reductions of more than £100m in our funding coupled with unprecedented rises in inflationary pressures and demand for services – 79% of our budget is now spent on social care and homelessness, up from 40% in 2010, this means we know we cannot do everything we would like to. However, we can make sure that we give everyone the opportunity to have a say in how we build our budget for the next financial year of 2024/25.

However, we can make sure that we give everyone the opportunity to have a say in how we build our budget for the next financial year of 2024/25.

We need to make informed decisions about where to focus our spending to deliver the services that you want us to get right.

It is only by listening to our residents and businesses that we can understand your priorities and ensure we are able to deliver these efficiently and effectively.

Please visit  https://letstalk.coventry.gov.uk/budget24-25 to find out more about our proposals and give us your views by filling in our short survey or attending a face to face/online workshop.

    The Wellbeing for Life Festival

The Wellbeing for Life Festival returns for a fourth year and will take place on Saturday 16 September between 10am and 4pm in Broadgate, Coventry.

The event is being organised in conjunction with Coventry City Council, Warwickshire County Council and the Coventry and Warwickshire NHS Partnership Trust. The festival will feature over 30 stands from these statutory services and voluntary and community (VCSE) organisations that offer health and wellbeing support.

The Wellbeing for Life festival aims to advise the public all about looking after their physical and mental health - from promoting services, signposting opportunities, and hosting activities, all in the name of helping people improve their wellbeing.

The festival also follows World Suicide Prevention Day on 10th September, during which the key theme is 'creating hope through action'.

The focus is about reflecting on how you can support yourself or someone in your life who may be experiencing suicidal thoughts or suffering with their mental health. By showcasing as many support networks all in the same place on the day, we hope to create a positive space for all, by encouraging understanding and awareness.

Take a look at the Wellbeing for Life website(External link), and check out the great resources such as the Five Ways to Wellbeing life course map. It's all about the little things that can boost our health and wellbeing, one action at a time.

    Local Plan Review

Coventry City Council adopted the local Plan in 2017 and it now needs to be reviewed to ensure that it is in line with current government policy and that it reflects the Council’s own priorities.

The policies of the Local Plan set the context for determining whether planning applications are acceptable or not. Policies cover issues such as health and wellbeing, communities, climate change, housing, employment and much more.

The planning policy team is consulting until 12th September 2023. The consultation document is called Issues and Options and it is accompanied by an Equality & Health Impact Assessment and a Sustainability Appraisal which are also being consulted on. We have also produced a non technical summary.

We are keen to ensure that the consultation reflects a wide range of communities and needs, and we are especially looking for the views of those who would not normally respond to a consultation. If you have any views on who, or which community groups you think we should speak to, please let the team know at planningpolicy@coventry.gov.uk(External link)

Children's Saturday Storytelling - Herbert Art Gallery

    Last Saturday of every month 26 August, 30 September, 28 October, 25 November, 30 December 2023, 27 January 2024 | 11.30am, 12.30pm & 2.30pm

Designed for age 3+, but all are welcome

The Herbert Art Gallery & Museum exhibits a wide selection of artworks and and hosts many contemporary art exhibitions. We aim to make these spaces welcoming for all, encouraging children to engage with our exhibitions. To support this, our expert Learning Team offer a series of relaxed, monthly art stories, specially designed for a younger audience.

Each month in the gallery spaces we will be reading a 15-minute story about a different global artist. The storytelling will present a perspective on the artist’s experiences and will support children with their own interpretations of artworks.

After listening to the story, children will have the opportunity to reimagine our collections through the lens of the artist, by actively participating in discussions and drawing works on display in the style of the artist they have learned about.

    The Power of You

The Power Of You was created with the aim of bringing together young black women, ages 18-24, to foster sisterhood, develop confidence in their careers.

We are inviting you to an afternoon of authentic conversations and connections. The "Power of You" event is deeply inspired by the impactful International Women's Day (IWD) campaign from last year, which embraced the empowering theme of "Choose to Challenge." This influential initiative urged individuals to challenge and confront gender bias, inequality, and stereotypes, fostering a more inclusive and equal world.

We specifically noticed the challenges young black women face due to prevalent stereotypes and discrimination in achieving their academic and professional goals.
