  • Strengthen council wide and partner approaches to Young Carers

Big Changes for Private Renters from May 2026 – What Tenants Need to Know

Major reforms to England’s private rented sector are coming into force on 1 May 2026, bringing new rights and protections for most tenants. The changes are introduced by the Renters’ Rights Act 2025 and apply automatically by law – even if your tenancy agreement is not updated.

Goodbye fixed-term tenancies

From 1 May 2026, private rented homes will no longer be let on fixed-term contracts. All assured and Assured Shorthold Tenancies (ASTs) will become rolling (periodic) tenancies, usually running month to month. Any end date in your current agreement will no longer apply. These changes will be automatic without ending your current tenancy or requiring you to sign a new contract. Your tenancy will continue until you choose to leave, you and your landlord agree to end it, or the landlord has a valid legal reason to seek possession.

Stronger protections against evictions

So‑called “no‑fault” evictions are ending. From 1 May 2026, it will be illegal for landlords to use a Section 21 notice to evict tenants. Instead, landlords must rely on specific legal grounds for possession, such as serious rent arrears, antisocial behaviour or property damage. Some grounds – including wanting to sell the property or move a family member in – cannot be used in the first 12 months of a tenancy.

All evictions will require a Section 8 notice, the correct notice period and, if you do not leave, approval from a court. Landlords must prove their case, and tenants can challenge evictions they believe are unfair.

Changes to rent increases

After 1 May 2026, rent review clauses can no longer be used. Landlords will have to follow a formal legal process to increase rent. Increases will be limited to once per year, must come with at least two months’ written notice, and must not exceed market rent. Tenants will have the right to challenge higher rents at the First-tier Tribunal.

More flexibility and new pet rights

Tenants will be able to end their tenancy at any time by giving at least two months’ written notice, timed to end on or just before a rent day. Shorter notice periods can be agreed in writing. From 1 May 2026, tenants will also gain the right to request a pet, and landlords will not be able to refuse unreasonably.

Support and advice

If you need help or believe your rights are not being respected, free advice is available from Shelter and the Housing Loss Prevention Advice Service. Coventry tenants can also contact the City Council’s Housing Enforcement Team or HMO Team to report disrepair, unlicensed HMOs or other concerns.

    If you're struggling with the cost of food, bills and essentials, you could be eligible for a Household Support grant to help you. The fund supports households in the most need, particularly those who might not qualify for other types of support in the past, including cost of living payments.

    This adult education series from the Community Autism Support Service consists of eight information sessions for autistic adults (those diagnosed, waiting for diagnosis, or think they may be autistic). These sessions are online and run weekly on Wednesday evenings. Each session is delivered by the support team, including individuals with lived experience.

    Each 1-hour session consists of a 30-minute (approx) presentation, followed by a 30-minute discussion, where attendees can ask questions, seek support, and discuss the impact the topic has on them. Speaking and engaging with the group is not mandatory, but should you wish to contribute, this can be done verbally using your microphone or typed using the chat function. Having your camera on is optional throughout the session.

    Professionals and family members are directed to other education and training sessions as these sessions are intended to be a safe space for autistic adults. Attendees must be residents of Coventry or Warwickshire.

    Places are limited for each session in order to keep sessions manageable and to allow each attendee the opportunity to talk should they wish. Therefore they ask that, if you cannot attend, you let them know by emailing the address included in your confirmation email.

    As you may be aware, we are seeing an increasing number of measles cases across Coventry and the West Midlands.

    Measles is extremely infectious and can be serious. It can spread quickly among communities and places (such as schools and nurseries) if people have not had two doses of the measles, mumps and rubella (MMR) vaccine.

    Measles - 'Catch Up' vaccinations


    As you may be aware, we are seeing an increasing number of measles cases across Coventry and the West Midlands.

    Measles is extremely infectious and can be serious. It can spread quickly among communities and places (such as schools and nurseries) if people have not had two doses of the measles, mumps and rubella (MMR) vaccine.

    Unvaccinated young children, pregnant women and people with weak immunity (immunosuppressed) are at greatest risk of serious health complications if they catch measles. The good news is that the MMR vaccine is proven to be 96% effective in protecting people against measles.

    Speak to your GP if:

    Your child or someone in your family has missed their first or second dose of the MMR vaccine.

    You or someone in your family show symptoms of measles (stay home and speak to your GP on the phone, if they need to see you they will make special arrangements for your arrival to help keep other patents safe).

    Services across Coventry and Warwickshire are reminding residents who are struggling that they are not on their own this Christmas and New Year.

    The festive season is filled with joy and celebration but the added social, financial and family pressures means it can be a difficult time for many people, especially those who are vulnerable, lonely or facing challenging life circumstances.


    The key message for this Christmas is that you are not alone. There are steps that you can take to protect your mental wellbeing, as well as a wealth of support networks available to you.


    1 in 4 of us experience mental health difficulties and it can be difficult to open up and talk about them. If you are struggling or feel overwhelmed with your mental health, it's okay to ask for help.


    Coventry City Council and Coventry and Warwickshire Partnership NHS Trust have also launched an initiative called 'Bin Feeling Down'(External link), which aims to take some of the most common and difficult issues people face during the festive season and offer support. This includes promoting the importance of looking after one's mental health this winter with the NHS Coventry, Warwickshire and Solihull Talking Therapies service for anxiety and depression.


    Wellbeing for Warwickshire – If you want to speak to someone in person, the Hubs have opening hours throughout the holidays and are friendly spaces that provide social support in a café environment. Residents can also find their local Safe Haven drop-in centre.


    The Coventry and Warwickshire Mental Wellbeing Line is available 24/7 over the Christmas period, including Christmas Day and Bank Holidays - call 0800 616171 to contact them. The friendly and compassionate helpline team are trained and ready to help you if you are feeling low, anxious or stressed, are looking for information or advice, or are socially isolated and want to connect with other people.


    You can also access support online via anonymous counselling, chat and discussion forums from Kooth (age 16-25) and Qwell (aged 26+). Alternatively, take a look at the self-care Dimensions of Health and Wellbeing (all age) or free courses from the Recovery and Wellbeing Academy (age 18+).


    If you, or someone you know, is having thoughts of suicide or significant self-harm, help and support is available. For urgent mental health crisis support call the Mental Health Access Hub on Freephone 08081 966798. If there is immediate risk to life, call 999.


    There are also some simple ways you can take care of yourself over Christmas, including:

    • Taking time out to sit down with a cup of tea or coffee
    • Setting boundaries on your time and your expectations from others
    • Getting out in the fresh air for a walk, even if it's just around the block
    • Checking in with a friend or neighbour for a chat
    • Taking a break from social media and screens
