Introduction

Later this year we plan to submit an outline planning application for up to 156 new homes at Elm Fields Farm. The application is virtually the same as an earlier application approved in 2016, but with the addition of six new homes and an associated access road off Norman Avenue.

An illustrative Masterplan - which you can see on the right hand side of this page - has been developed to provide an indicative arrangement for approval via the outline planning application. Although indicative at this stage, this demonstrates that the site can deliver a high-quality and functional development that respects the surrounding context in terms of layout, scale and density. Should outline planning permission be granted, a developer will be selected to deliver the site. The developer will be required to submit a reserved matters application that will establish full details of the appearance, scale, layout and landscaping of the scheme and consult on these.

The Site

The existing site comprises the farmhouse, a single barn and surrounding agricultural land associated with Elm Fields Farm. The site is approximately 5.87 hectares in size and is located 5km to the north-east of Coventry city centre. It is located in a predominantly residential area and is adjoined by a large area of housing located along Wigston Road and Woodway Lane to the south-west. Residential properties along Peacock Avenue and Merryfields Way adjoin the southern boundary of the site.

The site also includes an existing access road from Wigston Road and an area of hardstanding, along with two small ponds, one of which is currently dried up. An unnamed watercourse travels along the south-eastern boundary of the site, while a number of established mature trees and hedgerows are positioned along the site boundaries. Trees located along the northern boundary provide visual and acoustic screening from the adjacent M6 motorway.

Elm Fields Farm is allocated for development of approximately 150 homes under Policy H2 of the Coventry Local Plan (Site Allocation H2:11).

The Masterplan

The proposals seek to demolish the existing buildings at Elm Fields Farm, which include the existing farmhouse and barn. All other buildings on site have been previously demolished.

The Masterplan has been developed for up to 156 homes alongside access arrangements. This includes 150 homes the northern part of the site occupied by the existing farm and a further six homes to the south of the site as an extension to Norman Avenue. Details of the appearance, layout, scale and landscaping will be subject to the reserved matters application.

While the final housing mix will also be subject to the reserved matters application, it is likely that the development will provide a range of one and two bedroom flats alongside one, two and three bedroom terraced, semi-detached and detached houses that respond to identified local market demand. A total of 25% of the proposed homes will be affordable, comprising 12.5% social rented and 12.5% intermediate or affordable homes, in line with the requirements of Policy H6 of the Local Plan.
